Rental appraisals

We are available for free rental appraisal services at any time, and work with private landlords and Real Estate Agents. We understand that turnaround time is critical for listings. This is why we guarantee next day delivery of rental appraisals once we have assessed the property. As part of our packages, we also conduct regular rental appraisals on the properties we manage. Our aim is to get the maximum value out of your investment, through careful balance of assessing the property against market value.


We understand that when it comes to advertising one approach doesn’t fit all. This is why we work closely with the owner to come up with a cost-effective plan that suits their individual needs. We can take care of all aspects of letting a property. With strict laws around tenant data collection and storage this can be a daunting task for private landlords. We work very closely with Renti to ensure full compliance with all current legal requirements. This also allows ease of application for tenants as once their profile is created, they can then apply for multiple properties. We offer this service as part of our packages, or as a once off service for owners who wish to manage their properties themselves. Tenancy agreements

Working with Renti also allows us to create comprehensive tenancy agreements, which remain within the legal framework. Our experienced property managers are also experts in this area and can add additional clauses as needed to ensure the agreement correctly suits your property.

Entry, exit and routine inspections

Inspections are a critical part of property and real estate management and one area we often see done incorrectly. We use digital based software to manage all our properties. This allows us to be almost entirely paperless and allows greater access to owners and tenants. Access is through online portals and all inspection documentation is available at any time. Our comprehensive entry and exit inspections involve extensive reports along with hundreds of photos. These are compiled on our cloud software and distributed to the required parties to be signed electronically and stored safely. Routine inspections are done quarterly, and the owner will receive a copy of this via email each time. These are also stored on our software and are available to be reviewed at any stage if the owner wishes to.

Rent collection, billing, receipting and disbursements

We collect rent into our ANZ trust account and process all billing and disbursements through our cloud software. Fees, invoices and bills are automatically deducted, and the balance deposited into your bank account either fortnightly or monthly. This includes processing and splitting of all bills as required. The owner will receive a statement each time this is done or can view their account through the online portal at any time, with up-to-date information. We will also distribute a statement at the EOFY with a summary of income and expenses which can be forwarded directly to your accountant. Tenants can request rent receipting whenever they require.


Through our trusted suppliers we can manage all routine and emergency maintenance at any time. We work very closely with a select group of electricians, plumbers, garden and lawn care professionals and more to ensure the best work is carried out at the most affordable price. We also understand that this is an area where some owners prefer more involvement than others. This is why we offer fully flexible involvement for owners when it comes to maintenance. We can add your own trusted suppliers to our software so when issues arise, we only use suppliers you have chosen. This can also be extended to the owner completing the work themselves. Whatever your requirements are, we are happy to work with you to find the best solution.

Issuing notices

Our team of property managers are trained to issue required notice and follow up notices whenever required. The best way to deal with issues is to have accurate and timely delivery by the required methods. Our cloud software manages all communications with read receipts and all required follow ups scheduled.

Tenancy Tribunal documentation and representation

Our senior team will deal with all tribunal documentation preparation and representation. We do our best to avoid this situation, but should it arise, rest assured it will be handled professionally right through to an eviction process if required.

Healthy Homes

With ever changing Healthy Homes requirements we work with an expert supplier who can carry out inspections, certifications and remedial work as required. This will all be organised for you allowing as little or as much involvement as you would like.

Meth and contamination testing

We recommend meth testing before and in between all tenancies. Not all landlords choose this as a preference, and we understand that. If you wish to carry out meth testing, we can organise this for you with our trusted suppliers. We also have an expert team of mould and asbestos testing should you require any work in these areas.
